Measured Consultancy is a quantity surveying practice based in Auckland, working on projects throughout New Zealand. We give clients numbers they can build on, from first concept estimate through to final account.

A builder who became a quantity surveyor

Measured is led by Lance Zonneveld, a Registered Quantity Surveyor and member of the New Zealand Institute of Quantity Surveyors.

Lance worked as a qualified builder before moving into quantity surveying, so the rates behind every estimate come from knowing how the work actually gets done on site.

That combination is uncommon. Most quantity surveyors come to the profession through a degree and a desk, and there is nothing wrong with that. But having built, we know what a job takes in labour and sequence, where a drawing hides real difficulty, and which allowances tend to be optimistic on paper and expensive in practice. It shows up in estimates that hold their shape once construction starts, which is the only test that matters.

What we do

We prepare cost plans and estimates at every stage of a project, from a first check on whether a design is affordable through to a fully measured bill of quantities for tender. We produce the independent reports lenders require before they will release construction funding, and we carry out the site inspections and drawdown certification that follow. We assess reinstatement costs for insurance, both to set an accurate sum insured and to price the work after a loss. And we administer the commercial side of building contracts through to completion, assessing claims, pricing variations and settling final accounts.

The projects we work on

Most of our work is residential. New builds, renovations, and townhouse and apartment developments. We also take on selected commercial work, including interior fit-outs and childcare facilities.

Our office is in Auckland and we work throughout New Zealand.

How we work

You get direct answers and short turnarounds. We tell you what the project is likely to cost, what is driving that number, and where the risk sits.

If a budget does not stack up, we say so early, while there is still time to do something about it. That conversation is uncomfortable at concept stage and considerably worse once the slab is down.
